Frequently Asked Questions
Do I need a real estate agent to use this service?+
No. That's the whole point. You pay us a flat fee to list your property on the MLS, and you manage everything yourself — showings, applications, lease signing, and rent collection. We handle the MLS listing only.
What areas do you cover?+
We currently list on the Stellar MLS, which covers Central Florida and the Tampa Bay region — including Orange, Osceola, Polk, Hillsborough, Pinellas, Manatee, Sarasota, and surrounding counties. See the coverage map on our homepage.
How long does it take to get listed?+
Once you complete your property form and submit your photos, we publish your listing to the Stellar MLS within 1 business day. Syndication to Zillow, Realtor.com, and other sites typically happens within 24–48 hours after that.
Can I make changes to my listing after it goes live?+
Yes. Standard plans include 1 free change (price update, photo swap, description edit, etc.). Premium plans include unlimited changes. Basic plan changes can be made for a small fee. Contact us and we'll update your listing promptly.
What happens when my listing period ends?+
Your listing will be marked as expired or withdrawn from the MLS at the end of your listing period. If you haven't found a tenant yet, you can renew your listing for another period at the same flat rate. No automatic renewals, no surprise charges.
Do tenants' agents get paid a commission?+
MLS listings can optionally offer a co-op commission to a tenant's agent — typically one month's rent or a flat fee. This is entirely your choice and is not required. Many tenants search and inquire directly without an agent. We'll walk you through your options when setting up your listing.
Is this legitimate? Are you a licensed brokerage?+
Yes. FloridaRentalMLS.com is a division of Wheeler Properties, a licensed Florida real estate brokerage. Only licensed brokers can submit listings to the MLS — which is why flat-fee MLS services like ours exist. You get MLS access without needing your own license or hiring a full-service agent.
