Refund Policy

The short version
You can cancel for a full refund any time before your listing is published to the Stellar MLS. After it is published, the listing fee is non-refundable.
Everything below explains that in more detail, including what happens if we are unable to list your property.
1. What “published” means
Throughout this policy, your listing is published at the moment it becomes active in the Stellar MLS. That is the single event this policy turns on. It is recorded in the MLS with a date and time, so there is never any question about which side of the line an order falls on. We will email you when it happens.
2. Full refund before your listing is published
If you change your mind at any point before your listing is published, you are entitled to a refund of the full amount you paid. This applies whether or not you have completed the property details form, and you do not need to give a reason. Just get in touch through our contact form and ask for a refund.
3. No refund after your listing is published
Your fee pays for us to build your listing, format your photos, publish it to the Stellar MLS, and keep it active for the term you purchased — 30, 60, or 90 days depending on your package. Once your listing is published, that fee is non-refundable.
This holds regardless of the result. We are paid to place and distribute your listing, not to guarantee a signed lease, a minimum number of inquiries, or a particular rent.
4. If we are unable to list your property
Occasionally we cannot publish a listing — the property falls outside the coverage area of the Stellar MLS, it is not eligible under MLS rules, or ownership cannot be verified.
If we are unable to publish your property for any reason, you receive a full refund. We will contact you to explain why before issuing it.
5. If we never receive your property details
We cannot build a listing until you send us your property details and photos. If we have not received them, your order simply stays open and remains fully refundable — nothing expires and nothing is forfeited. We will follow up to ask for what we need. You can cancel for a full refund at any point, and if you would rather not proceed, telling us so is enough.
6. Renting your property early
Listing periods are sold as a fixed term. If you find a tenant on day three of a ninety-day listing, that is a good outcome, but it does not generate a partial refund for the unused time. We will withdraw your listing from the MLS whenever you ask.
7. Listing changes and renewals
Fees paid for listing renewals, and for changes not included in your package, follow the same rule as the original listing fee. They are refundable until the renewal or change is published to the MLS, and non-refundable afterward.
8. How to request a refund
Send us a message through our contact form with the name on the order and the property address, and ask for a refund. We will confirm and process eligible refunds within 5 business days of your request.
Refunds are issued to the original payment method for the full amount you paid — we do not withhold a processing or administrative fee. Depending on your bank or card issuer, the money typically appears within 5–10 business days after we process it.
9. Questions or a dispute
If something has gone wrong with your listing, please contact us before filing a dispute with your card issuer. Most problems are a formatting or data issue we can correct once we know about it, and we would much rather fix your listing than argue about a chargeback.
