North Port is one of the trickiest markets in Sarasota County right now. If you own a North Port rental, you're watching two forces pull in opposite directions: rents and home prices have softened while the city's population keeps climbing, largely because Wellen Park has become an engine on the west side of town. This is a playbook for the small landlord — one to five doors — who wants to hold, buy, or renegotiate here without guessing.
The North Port Rental Market Has Cooled — But Not Collapsed
RentCafe's most recent read on North Port shows average rent falling from roughly $1,963 to $1,715 over the year, a double-digit drop that lines up with Zillow's smaller pullback and with what Sarasota Herald-Tribune has been reporting all spring. Home values are down too — Zillow pegs the average North Port home value near $318K, off about 9% year over year, and Redfin's median is running in the $340K to $350K range through early 2026.
At the same time, resale inventory has spiked. Local data compiled by North Port brokers shows active listings up more than 60% since 2024. More houses on the market and softer prices means more of those houses eventually get listed for rent when they don't sell fast — which is exactly what's been feeding the supply pressure on landlords.
The read on this: don't chase rent bumps you can't defend. Tenants have leverage right now. If your unit is priced correctly and the tenant is paying on time, a modest renewal or even a flat renewal beats a two-month vacancy in a market where the next-door duplex just went up at $1,650.

North Port's saving grace is that its growth story is real. World Population Review pegs the city's 2026 population above 101,000, up roughly 35% from the 2020 census. WUSF has cited North Port among the fastest-growing cities in the country. And most of the near-term action is concentrated in one place: Wellen Park.
For context, Wellen Park (formerly the West Villages master plan) has about 10,000 residents today, with a full buildout target of 50,000 residents and 22,500 homes according to figures the developer and Sarasota Magazine have both published. Three near-term catalysts landlords should be tracking:
- Wellen Park High School — a 2,100-student, roughly $200M campus — opens in August 2026 per Your Observer. Every time a new high school opens in Florida, single-family rentals inside that attendance zone see a demand pop from families who don't want to commit to a purchase yet.
- Downtown Wellen Phase 2 breaks ground in early 2026, adding another 45,000 square feet of mixed-use retail and dining.
- Exalt Health, a 40-bed rehab hospital, opens mid-2026 — bringing traveling nurses, therapists, and administrators who tend to rent for six- to twelve-month stretches.
If your rental is inside or adjacent to the Wellen Park High School zone, list it that way. Local school access is a search term renters actually type.
Flood Disclosure Is the New Paperwork Trap
Florida Statute §83.512, which took effect October 1, 2025, requires landlords to give tenants a written flood disclosure covering any prior flood damage, insurance claims, and government assistance received during your ownership. North Port has one of the heaviest flood histories in Southwest Florida — Hurricane Ian's inland flooding hit the city harder than the storm surge did — so this law lands with real weight here.
Two things to do this month:
